Our client sought to get approval for four dwellings and construct them on a single parcel in the shortest possible timeframe whilst allowing for Torrens title subdivision of the individual lots. PDA prepared and lodged a staged multi-unit housing application and subdivision along with a dual occupancy application to enable construction of the first two dwellings to commence. The process gave Council certainty on the ultimate development outcome whist enabling the client to proceed with part of the project in a timely manner.

Tallwoods Golf Course Accommodation DA
An approved development application was prepared for a mixed use development on the site that is currently occupied by the existing Cundletown Motor Inn. The application assessed the potential impacts of the proposed development and respond to the issues raised by Council officers and the public.The primary objective of the proposal is to redevelop the site for mixed use purposes that will provide a range of employment uses on the site. It is proposed to construct the following on:
New 2 storey motel with 83 rooms; 1 petrol station; 3 fast food outlets with eat in and takeaway including drive through; 5 individual commercial shops.
Cundletown Motel Redevelopment
In 2010 the Department of Planning approved a rural residential development at Tinonee New South Wales. PDA Planning were engaged to prepare a proposed modification of the subdivision to achieve a more functional and less costly development outcome. Issues addressed included ecological impact, drainage and access.

Car Sales and Service Centre DA
PDA Planning provided advice and reporting to Australian Rail client on the approval requirements for the Ballast Rehabilitation Program being undertaken in Victoria and New South Wales. A review of the New South Wales environmental impact assessment procedures and provided recommendations for improvement was also undertaken.
Rail Infrastructure Assessment Requirements
PDA Planning prepared a Development Application for the establishment of a Tabatinga Indoor Recreational Facility at Club Taree. Careful consideration of traffic impacts, ecological protection and drainage was required as part of the assessment. The project has now proceeded to construction certificate stage and PDA Planing is assisting Club Taree in meeting the requirements of the Development Consent and planning the works to enable local contractors to carry out the construction during 2020.
Tabatinga Indoor Recreational Facility
Tallwoods Village is a master planned residential estate on the New South Wales mid north coast. Development planning was undertaken for the Eastern Lands part of Tallwoods to produce 35 large residential lots, including the preparation of Development Applications. The design and construction of the subdivision was then managed to meet tight sales timeframes.
PDA Planning prepared a Social Impact Assessment for a proposed Community Title subdivision at Old Bar. The proponent proposed the subdivision of the subject land for the purpose of a residential development and construction of community facilities associated with the development and for construction of a neighbourhood shop. This report assessed the potential social impacts of the proposed development on the local community.
PDA Planning provided expert planning evidence to the New South Wales Land and Environment Court for an appeal to a Council refusal for a medical facility development at Wallabi Point NSW. Issues addressed included the impact on visual amenity and rural character of the village and its surrounds.
Preparation of a Statement of Environmental Effects for a truck centre on Manning River Drive, inclusive of a caretakers residence. Issues resolved included stormwater management, access, building compliance and resolving issues of development consent compliance.
